Can't install UNOFFICIAL Windows98 SE update

When I try to install UNOFFICIAL Windows98 Second Edition Service Pack 1.6.2 from within windows I get a message "sesp162en.exe is not a valid Win32 application". And if I try to install from DOS I get message "program too big to fit in memeory"

Can any one tell how to install the updates?
